North Fulton Real Estate Given that it’s Thanksgiving week and we all should reflect on what we are thankful for, I want to share with home sellers in the North Fulton Market (Alpharetta, Milton, Roswell and Johns Creek) five things they can be thankful forĀ  regarding October Home Sales.

No. 1 – Number of homes sold

We had 204 homes sold in North Fulton for October 2011, which is an increase of 24% over October 2010.

No. 2 – Average Sales Price

The average sales price for October 2010 was $358,916 compared with $360,059 this year. A modest 2% increase, but an INCREASE still the same.

No. 3 – Median Sales Price

A paltry $290,000 in October of last year but for October 2011 a whopping $307,450. Yes, a 6% increase in median sales price for North Fulton.

No. 4 – Distressed Sales

There were 5.5% fewer distressed sales this October vs. last year.

No. 5 – Average Sales Price to Original List Price

This number went up 2.2% from an Avg. SP/OLP of 88.8% in October 2010 to 90.8% this year.
