White Columns Alpharetta Ga I had a conversation recently with someone who said, “Isn’t White Columns hurting from a lot of foreclosures?” My response was that foreclosures can hurt a lot of communities but I wasn’t aware of White Columns having an inordinate number of distressed sales.

Of the 59 homes that have sold in the past 12 months in Saint Marlo, 23 of them, or nearly 40%, have been distressed. Right now there are only 6 of the 60 homes on the market that are distressed.

White Columns Looks Much Better

White Columns isn’t even close to this. After running a few numbers I see that of the 25 homes on the market, only 3 are distressed. But even more interesting, the average sales price for distressed listings is $682,999 and for the other listings it is $682,080.

Even more telling are the average sales prices in White Columns for distressed and non-distressed. Over the past 12 months there have been 5 distressed sales at an average sales price of $704,400. The average sales price for non-distressed is $736,788 – a difference of only 4.5%.

So, what does this mean for sellers in White Columns? There is a lot of inventory to compete with but not many distressed sales. You should be competing of condition. Even if there is a bank owned property on the market in your price range, it will probably sell quickly. Make sure you’re home is updated and looking great – those are the homes that sell quickly.
